Structure: Reinforced concrete columns and beams.
 
Building Exterior: The Building has two separate envelope systems that comprise the older building built in 1929, and the new section constructed in 1981. The 1929 envelope consists of brick masonry units and precast concrete structural beams. Concrete panels were used at the spandrels as well as several other areas along the cornice. The 1981 building consists of a metal clad curtain wall system as well as a dual pane solar tinted glazing system.
 
Elevators: The building is serviced by 4 Otis – 907kg / 12 person elevators serving floors 1 to 15. One elevator services the basement floor.
 
Recent Upgrades:

The main lobby is open to the second floor. The lobby is finished with polished granite flooring, decorative wall-coverings with wood accents and a decorative ceiling.

Individual lobbies on each floor have been upgraded along with the washrooms on each floor.

 
HVAC A new HVAC system was installed during the renovation of 1981. Air is distributed from the main supply trunk throughout the building by a variable air volume (VAV) terminal system with individual temperature controls at each of the VAV terminals. Cooling is provided to the central fan system through a chill water system and is produced by a single 350 ton York low-pressure centrifugal machine.

The entire HVAC system is controlled by a single time clock configuration, and schedules are conducted by manual implementation from the building engineer. After a recent retrofit, the temperature and pressure controls are now under digital control.

Steam is piped in from an off-site Toronto municipal steam source. Steam is converted into hot water on-site which in turn heats the building.
